<p>&nbsp;&nbsp;&nbsp;&nbsp; 最近看了一些关于商业地产的分析报告，也了解到贵公司也在做商业地产，结合自己几年的商业地产、地产、酒店管理与经营的实践，就贵公司的长沙商业地产项目，浅略谈谈我对于商业地产出路的观点。</p>
<p>&nbsp;&nbsp;&nbsp; 一、结合地方政府的治理需求，把握创业、创新、就业三者之间的关系，做好增量地产。</p>
<p>&nbsp;&nbsp;&nbsp;&nbsp; 2008年6月23日，胡书记在两院大会上的发言，就创新提出了四个必须，其中第四点必须是就文化创新提出的。在商业地产开发中，突出文化创新，突出商业地产文化与地产项目所在区域的区域文化结合，以地产体现文化，以文化促进地产内涵与价值延伸，从单纯的商业地产走出来，商业地产才有更大的发展空间与价值空间；目前国内商业地产为商业而商业为地产而商业的现象普遍存在，以产权式、产权回租式等多种经营商业地产的模式还在继续，但却逐渐降温，每个商业圈的总量是一定的，不做增量地产，而只做耗量地产，带动不了商业地产商业的发展，引动不了商业圈的经济发展，就难以增加商业圈的购买力和消费力，就难以促动商业地产内部自身的价值增值，目前商业地产在做的，就是耗量地产，精细地产本身不产生经济动因与动力，商业地产核心也不产生经济购买动力，就必然制约商业地产项目的良性发展。</p>
<p>&nbsp;&nbsp;&nbsp; 做增量地产，就是结合政府的有利政策、优惠政策，把握地方政府的为公众服务的职责与义务，放眼区域经济发展，让商业地产发挥区域经济龙头的作用，使商业地产的精细化开发，成为辅助设施，在赢得市场利润的同时，更塑造作为增量经济的中心，成为地方政府的经济名片，而不仅仅成为地方区域建筑的名片，成为地方区域经济发展的名片，这将带动地方经济的发展，也将必然带动商业地产的增殖与发展。</p>
<p>&nbsp;&nbsp;&nbsp; 二、实施产业联动，借助政府发展地方经济与区域经济的势能，结合商业地产项目周围的资源如自然环境资源、文化环境资源、旅游环境资源、社会环境资源、经济环境资源等，做商业地产的产业联动，在商业地产核心部位或相关部位，实施文化产业园或文化产业穿业园、软件园或动漫园、创新产业园或创新创业园等，或是直接与一些大型的孵化器合作，开办创业产业孵化器，带动产业之间的联合与产业的利润延伸，同时也解决了大量的地方性就业与智力资本发展，成为商业地产的核心增量价值空间。如长沙的岳麓书院，既是文化资源，也是旅游资源，如何结合这些资源，开展垄断性的独特的商业文化地产，成为长沙地产的一个主要拐点和卖点，也成为中国商业地产的拐点。昆明国贸商品文化城的文化引路、商业扎堆、产品区域化贸易，就是很好的风向标。</p>
<p>&nbsp; &nbsp; 三、准确定位，不可好大喜功。与政府合作进行商业街开发，与产业联动进行就业与人力资本运作，需要稳步前进，切勿好大喜功。像东莞的新华南MALL的失败，就是最明显的例证。在区域人口90%都是工薪阶层的情况下，当地经济增量对于该项目的购买能力消耗能力，是显而易见的，但是开发商为了炒作只需要，盲目的追求盘大，结果弄的不伦不类、骑虎难下。目前已经三易其手，无论那个开发商入手，都面临购买力这个增量问题。如果东莞新华南MALL的新东家解决不了商业地产经济增量的问题，依旧是泥潭深陷。而要解决这个增量的问题，就必须解决其定位不准，虽然他们已经认识到定位不准造成的恶果，但是解决的途径和方法，却不是三五年之功能够解决的。中了地方政府的招，也中了自己好大喜功的祸。</p>
<p>&nbsp;&nbsp; 所以，长沙项目要做，在目前已经有的十多个商业中心，要脱颖而出，非常之难，但也并非不可能。在商业业态规划上，除了传统的商业规划如奢侈品高档百货店、中高档百货主力店、商超主力店、大型地下超市、品牌折扣店、品牌专卖店、鲜蔬果蔬店，还有咖啡、餐饮、酒店、银行、学校、影院、KTV、美食城、美法城等商务休闲场所，同时像区域特色文化现象构建也应应运而生。在商业主营业态上的分布合理性，还需要商业步行街相衬托，并把步行街定制成为休闲的一种必须形式。</p>
<p>&nbsp;&nbsp; 在设计风格上，商业地产也需要逐渐回归自然，比如商场的中庭式建筑，使整体格调、档次都能够有所提升，可以参照上海徐家汇广场的港汇广场，而不可以都整成全封闭的商超百货店形式如太平洋，虽然营业面积大了，但很难提升整体档次。使高档百货奢侈品经营区域也成为商业地产区域居民的休闲场所，在绿化与设计风格上，都需要融入现代生活元素。在整体规划上，宁波的天一广场也是值得借鉴的，天一广场融入了更多的水元素，使得天人合一的概念得到了很好的体现与表达，同时也借助了当地的天一阁这个特有的地域性文化品征，使得天一广场成为宁波市民的休闲购物中心。在水元素的氛围制造与衬托下，融入更多的自然元素，使商业、商务、购物、居家相互融合，达成人与自然融合、人与商业融合、人与居家融合、人与产业融合.......</p>

<p>&nbsp; 四、以共赢为基础，以复制、连锁经营的合作为纽带，带动相关产业共同发展与进步，是商业地产增殖的后天力量；</p>
<p>五、以产业延伸、产业联动、社区联动为手段，以促进就业、协助创业、带动区域经济发展为目的，服务社会、服务业主、服务合作商为准则，是商业地产精细化管理与经营的宗旨。</p>
